Reverse Mortgage..what is it?

A reverse mortgage is a loan for senior homeowners that uses a portion of the home’s equity as collateral. The loan generally does not have to be repaid until the last surviving homeowner permanently moves out of the property or passes away. At that time, the estate has approximately 6 months to repay the balance of the reverse mortgage or sell the home to pay off the balance. All remaining equity is inherited by the estate. The estate is not personally liable if the home sells for less than the balance of the reverse mortgage. Eligibility for a reverse mortgage To be eligible for a HECM reverse mortgage, the Federal Housing Administration (FHA) requires that all homeowners be at least age 62. The home must be owned free and clear or all existing liens but be able to be satisfied with the reverse mortgage. If there is a mortgage balance, it can be paid off completely with the proceeds of the reverse mortgage loan at the closing. Generally there are no income or credit score requirements for a reverse mortgage. Outliving the reverse mortgage A reverse mortgage can not be outlived. As long as at least one homeowner lives in the home as their primary residence and maintains the home in accordance with FHA requirements (keeping taxes and insurance current) the loan does will not become due. Estate inheritance In the event of death or in the event that the home ceases to be the primary residence for more than 12 months, the homeowner’s estate can choose to repay the reverse mortgage or put the home up for sale. If the equity in the home is higher than the balance of the loan, the remaining equity belongs to the estate. If the sale of the home is not enough to pay off the reverse mortgage, the lender must take a loss and request reimbursement from the FHA.No other assets are affected by a reverse mortgage. For example, investments, second homes, cars, and other valuable possessions cannot be taken from the estate to pay off the reverse mortgage. Loan limits The amount that is available generally depends on four factors: age (older is better), current interest rate, appraised value of the home and government imposed lending limits. Travel Opportunities….Unusual.

In the next 12 months, we are going to be marketing some very special, and unusual, travel and tourism opportunities. Our specialty is doing unique travel arrangements, and what we have on the agenda are really unique. In addition to the Rotary and Lions Clubs International Conventions in Thailand and Korea, we will be planning a business to business trip to China, with meetings in Beijing, Shanghai, and Hong Kong. Also in the plans are trips in 2013 to the Masters Golf Tournament week in Augusta, GA; a 10 day trip to London for Wimbledon; a golf outing to the British Open; a week at the Monaco Gran Prix in Monaco (France); a week at the London Olympics; and a special NASCAR event at Talladaga.

Lou Tice and Motivation and Encouragement

A few years ago I attended a Lou Tice Seminar…and ever since, I have received his memo and e-mails on motivation, encouragement, and personal growth…this is the latest, and I thought it might be of interest to some, as it applies to me and to many. Here it is:

Have you ever looked back on something that you achieved and wondered why you were so successful? When you look back at your successes and the things you’ve achieved in your life and you look for the reasons why you succeeded, you’ll find that most often it wasn’t just luck. Some, if not all, of the following were involved:

Knowledge, Skill, Commitment, Motivation, Energy, Confidence, Resilience, and a belief in yourself and what you were doing

It’s not hard to see why we succeed. What is hard is explaining why we don’t succeed all the time. Quite often people will say, “Oh, that would be too hard for me,” or “That would take too much effort.” But would it really? Because the truth is that each one of us has a wealth of abilities, energy and skills, but most of the time we only use a fraction of this wealth. This incredible wealth of untapped resources is called “Human Potential.” How much we use of it depends, more than anything else, on our belief system.

If we believe there is no way around a problem, we close our minds to possible solutions. But if we believe we will find a way, then it doesn’t matter what obstacles we run into. We get very creative. We see things we wouldn’t ordinarily see, and we hang in there and get others to help us until we do find a way.

Remember, the most powerful thing you can do to change your life is to change your beliefs about life and begin to act accordingly
